Step 1: Learn more about us.

It’s been my experience that the very first step is to VET the buyer.

Meaning, you should do your research and read up on who you’re doing business with. You should feel comfortable that whoever you’re choosing to sell to, they’re going to be fair with you.

So let’s start with that. Please read through our site so you know what we’re about, our company and the experience of others by reviewing our testimonials.


Step 2: Fill out the form and let’s have a 10 minute conversation.

Once you have decided that we’re at least worth talking to, the next step is to fill out the form below.

From there, we will contact you will 24 hours to have a 5 to 10 minute conversation so we can find out more about your situation and the property.

If after chatting with us, you feel like you’re interested in going to the next step, then what we do next is schedule a site visit.

That’s how we’re going to get our best numbers together.

Step 3: Schedule a site visit.

The site visit is about 20-30 minutes for us to walk the interior and exterior of the property to get a feel for the condition of the property.

From there, we will sit down and I will crunch some numbers to formulate the price we are able to pay for your property.

How do I formulate that price?

Simple…

I used what’s called the “Comparable Sales Approach”.

I find 1 to 3 homes that are the most similar to yours within a quarter mile of your home that have sold in the last 6 months.

Then, I try to answer two questions:

  1. What is the value of the nicest home in this neighborhood that’s the same size as  this one?
  2. And how much do I have to put into this house to get it to that condition?

That’s it. I punch some numbers in my calculator.

From that number, I subtract overhead, repair costs, and a profit (And just so you know, we try to make 5-10%).

My calculator spits out a number. That’s your offer.

And if that number works for you, great! And if it doesn’t, that’s ok too.

Our price qualification is 100% No obligation.

We know this isn’t for everyone. 

Either way, we will leave you with our cash offer on a 1-page Agreement that is valid for 7 days.


Step 4: Tell us “Yes” or “No” and we’ll be on our way.

If the offer we provide works for you, we sign the agreement and open escrow right away.

All of our transactions are done through a reputable escrow company just like any normal transaction would so everyone is protected.


Step 5: Open Escrow, Close, & Get Paid.

How We Make The Closing Process So Simple

As soon as you select us to buyers for your home, we quickly get to work to get everything handled for you.

First things first, we open escrow.

All you have to do is select a closing date of your choice. Since we pay all cash, you don’t need to wonder when the property will close.

Complete Paperwork in 30 minutes in our escrow office or with a Notary

You can then decide to fill out the packet of documents in the escrow office or to do it all in the comfort of your own in with a notary.

The paperwork usually takes about 30 minutes and our escrow officer will walk you through all of it. 

Also, we are paying for all of your closing costs so you don’t have to come out of pocket for anything to close.

Getting Paid

Once that’s done, you let us know how you’d like to get paid: Check or Wire.

Then we wait till the close date and your money will come to you upon closing and you’ll be on your way!

(The check and be mailed or picked up at the office. And a wire will show up directly into your bank account within 24 hours.)

If you have stuff in the home, simply tell us what you want thrown away and what you want donated and we will take care of it.

You only need to take what you want with you. Leave everything else behind.
